Plumbing scope
- Groundwork: drains and supply under the slab, tied into site water and sewer lines we can also dig ourselves, with a licensed operator on our backhoe.
- Rough in: supply, drain, waste, vent and gas lines, sized for the fixtures and stubbed out where they'll go. We're also the finish plumber.
- Top out and finish: fixtures, water heaters, disposals, hose bibs, and the pressure and leak testing before anything gets closed up.
- Inspections: scheduled, met, and passed as part of the job, not your problem to chase.
One plumber from rough in to finish
We do the rough in and the finish, so the stub outs land where the fixtures go and the slab penetrations line up with the vanity you picked. Joe is a master licensed plumber, and you talk to him directly about the work and the schedule.
What moves the price
Fixture Count and SpreadBathrooms, kitchen, laundry, hose bibs: the count and how far apart they sit drive the rough.
Slab or CrawlWork under the slab is locked in before the concrete is poured. A crawlspace keeps the lines reachable, but any later work means crawling under the house.
Gas ScopeWe size gas runs for ranges, water heaters, fireplaces, and shop heat. Each run is tested and inspected.
Site UtilitiesA city tap or a well and septic changes the groundwork completely. We do both.
Common questions
Do you work with owner builders?
Yes. If you're running your own build, Joe will walk you through the sequencing, starting with what has to happen before concrete. He'll tell you what the inspector looks for and where owner builders usually get burned.
Can you bid from plans?
Send them over. Text or email the plan set and Joe will get back to you with a bid and any questions. He usually adds notes on anything in the drawings that will give the inspector trouble.
Remodels and additions too?
Yes, the same scope, rough in to finish, applies when you're adding a bathroom or converting space. Tying new lines into old plumbing is work we do here every day.
