When It's Time to Replace

  • Water pooling around the base. That usually means the tank itself has failed.
  • A tank past its first decade and rusting from the inside.
  • Rust colored hot water, or a tank that pops and rumbles. That's sediment from our hard water. Here's why it happens.
  • Hot water that runs out sooner than it used to.

Many water heater problems are cheap to fix: a failed heating element, a bad thermocouple, a stuck valve. If a repair will get you a few more years, Joe will say so. More on water heater repair.

How Old Is Your Water Heater?

The serial number is on the sticker on the side of the tank. Pick the brand and type the serial number in.

What a Replacement Includes

We take out the old unit, set the new one and connect the water and the gas or power. We set up proper venting, the expansion tank and drain pan, and seismic strapping where code requires it, and we haul off the old unit.

If the last install left out the expansion tank, the pan or proper venting, we add them and bring the setup up to code.

Same Size, Bigger, or Tankless

Most tanks around here hold 40 or 50 gallons, and a new one usually goes in right where the old one stood. If your family runs out of hot water, tell Joe. A bigger tank or a tankless unit may fit better.

What Moves the Price

Tank or TanklessTankless costs more up front, and a gas unit needs its own venting and a gas line sized for it.
Gas or ElectricGas units involve venting and combustion safety checks. Electric units may need circuit work if the panel is tight.

Can you replace it today?
When we can, we come the same day. No hot water is treated as urgent, and the 24/7 emergency line covers failures in the middle of the night. Call and Joe will tell you when he can get there.
My water heater is leaking. Is that an emergency?
Water pooling around the base usually means the tank has failed. Turn a gas unit's control to off, or switch off the breaker for an electric one, then close the cold water valve. Then call the 24/7 line.
Do you haul off the old water heater?
Yes. The old unit leaves with us.
Is financing available?
